Buyers from the United States are becoming more powerful in the island’s luxury property market.

The success of the destination in terms of tourism, the attractiveness of the location, costs, and communications are the keys to the trend.

This past weekend, the overcrowding of tourists in the Balearic Islands was a topic of discussion in the media. It is not because of a large-scale demonstration such as the one that took place a few days ago, nor is it because of a new measure that aims to end the overcrowding of beaches or the excessive number of tourists. No. Michael Douglas, an actor, has expressed his opinion on the topic, which is the reason why it was reported in the media. His voice is not only famous but also influential. Douglas is by no means a stranger to the island of Mallorca, where he purchased a mansion in the 1990s. Although it may sound weird that a Hollywood celebrity would provide his opinion on “the problem of tourism” in Mallorca, he is not without experience in the island. Furthermore, it is not surprising that he had an interest in the real estate market of the Balearic Islands, which is becoming increasingly appealing to purchasers from the United States who are looking for residences with a high value.

People on the opposite side of the water are falling in love with luxury that is being offered to them. The fact that people from North America and Canada are interested in the real estate market in the Balearic Islands is not a new development; nonetheless, last week, the interest was put to the test by Mansion Global, a website based in New York that specializes in luxury real estate offerings.

The Barron’s Group portal explains that in 2023, approximately twelve percent of home buyers in the luxury market in Mallorca were Americans. This information is included in a comprehensive research that focuses on the capital of the Balearic Islands. According to Florian Hofer, general manager of Engel & Volkers Balearics, who spoke to the media in New York, the trend is also noteworthy. He stated that “it has established itself as a growing profile.”

“From “occasional buyer” to “regular” buyer,” the phrase reads. The fact that this is not the only indication that the luxury home market on Mallorca appears to have acquired attractiveness for American purchasers is not particularly surprising. According to Charlie Hill, co-founder of the company Charles Marlow Property, who gave a startling number in a study on the growing interest of Americans in the island, almost fifty percent of clients now came from the United States of America, another equally interesting one was published in Bloomberg a year ago. Hill’s report was similarly revealing.

“The American has gone from being an occasional visitor or buyer to becoming a regular,” he stated in his interview. He asserted that he was the one in charge of managing the purchase of an old hotel for a New Yorker who was interested in moving to Mallorca with his parents and children. However, in addition to the American nationality, there are also other nationalities that have a significant amount of weight in the process of buying and selling property in the Balearic Islands.

In 2022, the College of Property Registrars of the Islands revealed that Germans were responsible for 44% of all transactions involving foreign entities, while the British were responsible for approximately 10% of these transactions. In that same year, foreign buyers were responsible for 3.6% of purchases of smaller homes, which were defined as those that were less than 40 square meters in size, but they accounted for almost 48% of sales of homes that were larger than 100 square meters. This is another figure that is equally noteworthy and reveals the profile and purchasing power of these international purchasers.

American real estate agencies. There is yet another obvious indication. The fact that real estate agencies from the United States have chosen to establish themselves on the island of Mallorca is evidence of the interest that Americans have in the island. This information was revealed by the newspaper Ultima Hora at the beginning of the year. The publication listed three agencies with American capital that were making arrangements for Americans who were interested in the capital of the Balearic Islands. These agencies were classified as Nest Seekers, The Agency, and Berkshire Hathaway. In an interview with Diario de Mallorca, Jorge Fortaleza, who works for Berkshire Hathaway Nova Mallorca, disclosed that the American and Canadian markets were already the fourth most significant on the island for the company.

The phrase “a notable newcomer” describes Claus von Benz, who is also aware of the ongoing trend. When it came to purchasing real estate in other countries, the majority of buyers were Germans and British for a considerable amount of time. However, a new trend is currently growing, according to the agency, which has its headquarters in Mallorca and concentrates especially on luxury real estate on the destination island.

“The most recent statistics from the Union de Creditos Inmobiliarios (UCI), which is a financial services organization, indicate that 38 percent of international buyers of real estate come from Germany, while 25 percent come from the United Kingdom. The United States of America, on the other hand, is a noteworthy newcomer to the statistics. They have committed to achieving a fifteen percent proportion of home purchases made by non-natives by the year 2023.

Additionally, the company has found “signals” from China, which is another profitable market, which imply that demand will expand. This is in addition to the growing interest in the United States.

First and foremost, the costs. Increasing interest in the United States is not the only thing that is happening. Additionally, prices are going up. Idealista’s tables show that over the course of the past year, the price per square meter in Palma de Mallorca has climbed by about 9.5%, reaching 4,144 in June. This is a significant increase from the 1,873 price per square meter that was recorded ten years ago. The value is close to 7,500 euros per square meter in the urbanization of Son Vida, while it is near to 6,700 euros per square meter in Portixol-Molinar, following a year-on-year increase of 12.3%. In a survey that ranked Mallorca as one of the top five sites for second homes, Savills had previously mentioned that prices had increased by fifteen percent a year earlier.

When it comes to the price range, there is a wide selection of options available, although not all budgets are suited. According to Mansion Global, the average price of a property sold by Engel & Volkers Mallorca in 2023 was 1.88 million euros. However, the same source confirmed that the range is quite diverse. For example, in Son Vida, the average price of a luxury single-family home with four bedrooms, a garden, and a swimming pool would range between 5.5 and seven million euros, depending on whether the villa is new or not. However, there have been property sales that have exceeded 60 million euros.

A market that has a distinct foreign flavor. The upshot of this growth in prices and the desire in luxury houses on the island has an obvious effect that Bloomberg previously pointed out a year ago: a real estate market that is becoming increasingly unattainable for the resident population of the island. According to the information provided by the economic portal, international buyers acquired roughly 36 percent of the homes that were advertised for sale in Mallorca and the islands that are located in close proximity to it during the fourth quarter of 2022.
